When we show our listing appointment. Our team already has a plan for you, a written plan, not a plan that we popped up on a computer with statistics. And this is in that is a plan that's custom made, custom tailored for your home. It includes what we're going to need to pack up for you, put away for you, organize for you what needs to be painted, cleaned, carpeted.

And the reason we do those things isn't because we make more money, is because our job is to make your house look like a million bucks. And it cost a little bit of money and a little bit of time to make that happen. So when we walk in the door, we have a written plan. This specific for your house and the items listed on the plan are the things we're going to do for you, not the things that we're going to ask you to do for us so we can stick our side in the ground.

It's a written, customized plan, and it starts on the day we show up and it ends with the day that we anticipate you will get your check. A lot of sellers think that once they talk to us, it's a quick 30 day process. Well, selling a home is not a 30 day process. It'll take us a few weeks to get your house prepared, a couple of weeks of showing your house, depending on how many other homes are available.

And when we do get offers and select an offer, there's another 30 to 45 day period of time that happens there. So our plan starts on the day we sit down with you and goes right through to the day you're going to get your check. And I find that sellers are comforted by that and they help set their expectations.
